Washington’s New-Construction Market: More Competition, More Cautious Buyers

Washington homebuilders are heading into fall with a market that looks noticeably different than it did a couple of years ago: 25,300-plus active residential listings statewide as of early September give builders more resale competition than they’ve faced during the tighter-inventory years of the recent past.

The state remains technically a seller’s market — 3.7 months of inventory, a $650,000 median active listing price, and a 98.9% sale-to-list ratio — but the dynamic has shifted. Builders are no longer competing only against scarce resale supply; buyers now have real choices, and that changes how new construction needs to be priced and positioned to move. For builders and their sales teams, the takeaway is to study nearby active listings and builder inventory before setting price on a new phase, rather than pricing purely off last year’s comparables. Fresh condition and flexible closing terms are doing more of the competitive work than they used to.
